Annual AGM
Our annual meeting will be held at the North Vancouver District Hall on Feb 9th starting at 7 PM.
The most important item on the agenda will be the report from KWL Engineers who have prepared a plan for the most efficient and effective method to manage the slides that we have been experiencing at LLE.
This is an important item that is intended to dramatically reduce the risks to the majority of our lot owners. If actions are implemented, it could require special budget consideration and LLE loan to be approved by you the shareholders. If actions are taken it will improve lot values, services etc.
This and all other reports will be posted on our web site on or about Jan. 9th. Due to the size of the various reports they will not be mailed. Please contact us if you are having trouble downloading these reports. Contact Gary @ garyyoungca@gmail.com
Other agenda items will include: Annual Budget, Updates on policies and practices, and other items of interest to all.

Elections / Proxies
We have had a stellar, hard working board this past year. That said some board members are looking to retire. Please consider putting your name forward to help guide LLE though a challenging and changing landscape. Come to the meeting prepared to put your name forward of contact your gate rep or executive in the next weeks. We also have some working committees that you might want to consider: Community Safety, Maintenance, web management etc.
If you cannot attend our AGM please download a proxy and allocate your vote to a trusted shareholder of your choice.
Home Businesses
Home businesses must be approved by the LLE Board of Directors. No business operations may be operated by renters or lessee’s of lots in LLE. If you plan to operate a business out of your lot at LLE please contact your gate rep. If you lease/rent out your lot to others please inform them that cannot operate a business from the rental property.
Dogs on the Run
We have had several problems reported of dogs running free and threatening walkers, While we do not require dogs to be tied up all the time, if you have an animal that is any way aggressive you must restrain the animal or face possible penalties. Our estate must be a safe place for persons of all ages to enjoy walkabouts freely.
ATV’s in LLE
Please be reminded that ATV’s drivers need to be respectful of others. Our roads should not be seen as raceways for ATV operators. We have received several complaints especially from several gate 1 owners re noise and excessive speeding.
LLE Web Site
Just a reminder to check our web site from time to time for updates on various matters. It would be appreciated if you would keep your personal information up to date so that we can keep in communication with you both by post and email.
If you have not set up a password try your user name as your password as well and then change it. Your user name is usually your first initial and last name. e.g, Mary Smith = msmith
Notice re: Water Connections
Our staff have been required to find and shut off far to many personal water lines that are leaking and thus draining the LLE storage tanks. Finding which lot has sprung a leak is difficult and time consuming. We also have some residents that are allowing the water to run through a tap to keep the line from freezing. This is draining the tanks and could result in a real danger if we have a fire and do not have the capacity to fight the fire. please turn all taps off.
Henceforth, LLE staff will turn off water supplies to lots at the curb as of Nov 15th of each year. If you are planning to use your place year round be advised that you may need to turn the water back on when you arrive. Further lot owners will be charged $250 for a curb shut off any time of year where a lot leak is draining the LLE system.
